Job Description

The incumbent will be responsible for multitasking coordination and
results achievement for :-
1. Commercial needs of the project
2. Sales / Leasing for the projects
3. Projects approvals (pre-construction, construction and post construction)
Apart from the above, the incumbents key performance indicators will be
as below:-

Completion of due formalities for land acquisition and all details related to this
Completion of due formalities for electricity, water, power etc
Various statutory compliance applicable to the site are listed and duly
Environmental related compliance achieved.
Contingency plan (ability to deal with emergencies) in hand reviewed and ready to be executed

Duties And Responsibility:
In the role, the following illustrative list of responsibilities are included, but not limited to:
1. Coordination
Liaison with land authorities for companys projects, for applications , submission of NOCs, modifications, permissions, approvals, sanctions etc. and information about new future auction of plots.
Liaison with relevant property development section for their projects of development, auction and tender plus other coordination as required.
Liaison with local municipal authorities, water supply board, power distribution authority, ministry of urban development, ASI, Central Ground Water authority etc. for information application submission and follow up for permission etc.
Internal office coordination and follow up with Marketing & Sales as well as SCM Function
Ensuring all statutory compliances are met.
Liaison with or through business development with landowners / Consolidators
2. Coordination - BD
To assist Business Development in land acquisition, to draft proposals, sending of revenue records, ownership rights etc. and to check the land around before purchase.
To get the MOU and ATS and carry out the execution of sale deed.
To get the land demarcated after doing the needful documentation in the revenue department.
The get the purchased land fenced (barbed wiring) and to depute security guards to protect the purchased land from encroachment
To get the payment released of the farmers / intended seller and consolidators / facilitators from the accounts department.
To check the security guards randomly regarding their presence and performance.
To coordinate with the officers of the civic bodies like DDA, MCDA, NDMC, OWD, L & DO, Revenue department etc. as and when required
3. General Liaising
Liaison with environment authorities for NOCs on an ongoing basis
Coordination with the consultant and the technical team for various
input preparation of EIA reports / NOC and EC documents (if applicable).
Ensuring all statutory compliances are met at the site
4. Infrastructure / Commercial / Marketing and Sales
Liaison with local infrastructure authorities to integrate the building layout plans in accordance with the overall master plan.
Follow up on permissions for building plan approvals from the authorities.
Liaison with related government bodies to facilitate the maintenance of adjoining areas and enable related infrastructure to be laid in and around the township in pace with the development of the project.
Act as a facilitator on all issues pertaining to the local infrastructure matters.
Explore the opportunity for various infrastructure projects offered by the government.
Giving inputs on the proposed tenders / attending tender openings, bids, auctions, as and when required
Assist in environmental issues and review submission of applications and questionnaire for NOCs and environmental clearances to state /central government.
Facilitate input on the preparation of EIA (Environment Impact Assessment) reports
Assists projects and facilities in procuring materials and other equipments at the local site office where commercial department at
HO is not able to assist in procuring the materials or requires assistance.
To evaluate and express opinion regarding the project from the view point of land records and land related laws.
To scrutinize the land records with relation to prevalent land tenures and evaluate the opinion expressed by legal retainers
To coordinate with local authorities and government for the clearances of land, power etc for the project.
To coordinate with local authorities for rendering assistance for completion of the project and avail supportive infrastructure development.
To facilitate the beneficiaries for community living and provide an interactive atmosphere in the new surroundings for improving their quality life.
