AGM/ DGM/ GM - Sales & Marketing - Real Estate (13-18 yrs) Lead the department in formulation of strategy and business plan and preparation of budget for the entire Sales team in coordination with the top management. - Review, assess and recommend enhancements to the current Sales strategy on a periodical basis - Finalization of annual target in consultation with management and further broken in half yearly and quarterly targets for review on a periodic basis with the team members to understand the mitigations and guide the way forward and recommend correction if required. - Oversee sales team to generate sales from existing customers, referrals, and develop new customers. - To drive sales initiatives and achieve the desired targets with overall responsibility of ROI and to explore marketing avenues to build consumer preference & drive volumes. - Identify and develop strategies to achieve high level ROI on all sales activities in terms of leads through calls, walk-ins, closures & etc - To develop & implement strategy to reach and attract HNI & NRI clients across the global. - To develop strategy on offices on other cities (Domestic & international) - Benchmark and define the appropriate channel partners in domestic and international for sales - Building and maintaining healthy business relations with major accounts including corporate clients, institutional clients, banks, etc. - Ensure to monitor the sales responds to all ads and marketing activities and ensure the leads are covered to maximum levels. - Conducting competitor analysis by keeping abreast of market trends and competitor moves to achieve market share metrics. - To periodically assess the performance of sales team and take corrective measures in case of any deviation - Manage the entire sales team in achieving their targets. - Ensure sales are completed and booking advances are collected as per the norms/approvals. - All leads are entered, followed-up and Finalizations should be carried out through ERP in a systematic manner till the closure. Ensure dissemination of information in the vertical and to drive down TVH objectives, plans, policies, rules and regulations. Communicate new project opportunities to existing and potential clients - Oversee all pre land acquisition activities in terms of project feasibility from a sales perspective. - Ensure all brochures/flyer/emailed/floor plans and all other pre launch marketing material are as per industry standards in co-ordination with marketing team and in consultation with management - Ensure all arrangements for project launches including organizing all PR activities such as press conferences in coordination with marketing team. - Monitor marketing program viz. Email promotion, SMS, phone calls, CP- s, camps at IT Parks, online advertising, overseas advertising and taking part in property fairs in coordination with marketing team. - Identifies, develop & implement sales strategies through Search engine optimization (SEO), Search engine marketing (SEM), Social Media Marketing (SMM) and Social Media Optimization (SMO). - Identifies and develop strategies to generation of sales lead through digital marketing and social media such as Google+, Face book, YouTube, Twitter, Pinterest, Instagram, Tumblr, Linkedin, slideshare& etc. in coordination with marketing team. - Identify and evaluate business opportunities and ensuring constant streams of income in line with the strategic plan by taking necessary business development initiatives for securing profitable projects - To conduct feasibility analysis for the project with the help of in house expert team in all aspects for price fixing, concepts, designing activities - To build strong credentials in the vertical by forming joint ventures or other means (as required) - Review feasibility reports submitted to the consultants appointed for carrying out various feasibility analysis - Minimum / Maximum target is fixed to all sales staff members in a scientific and realistic manner. - Liaise with government authorities as and when required for the purpose of business development/sales - Ensure that in consultation with management and related departments, of all project related details pertaining to sales such as UDS chart, builder's agreements, allotment letters, other charges etc. are ready. - Act/response as the point of contact on behalf of organization on all sales related activities KRA : Target vs. Achieved : - Revenue of the vertical - Increase the revenue of the organization through effective sales and marketing initiatives. - Number/Value of projects sold during the year - Implementation of knowledge management system relevant to the vertical - Implementation of effective process, procedures and systems for Sales activities.
